Location
The subject lands are located in the Kilmoon area of Sherkin Island, situated offshore to the south-west of Baltimore, Co. Cork. There is a regular daily ferry service to the island from Baltimore Pier with a journey time of approx. 10 mins. Sherkin Island is one of Ireland's unique scenic offshore islands with a population of 106 which boasts some of the most breathtaking views Ireland has to offer. The island also benefits from a primary school, two pubs with a hotel, B&B, community centre and a church. Cork Airport is approx. 90km from Baltimore.

Description
The lands comprise a beautiful organic farm of approx. 26 acres with an existing cottage and outbuilding. The property has extensive frontage onto Kinnish Harbour and incorporates a private tranquil sandy beach which would be ideal for a boat mooring (S.P.P). The lands are also bounded by Silver Strand to the south and boast spectacular views of Cape Clear and Roaringwater Bay. The lands also comprise an old famine/OPW road leading to the harbours edge, have good sandy soil, are currently laid out in grass in approx. 12 divisions with stone fenced walls providing the boundaries.

History
Sherkin Island is the ancestral home of the O'Driscoll clan whose castle lies just above the pier. Nearby, you can also roam the ruins of a 15th century Franciscan abbey which was built by Fineen O'Driscoll in 1460 before being destroyed in 1537 by neighbouring seafarers.

Planning permission (Ref No: 10/00541) was granted by An Bord Pleanla for the renovation of the cottage ruin and outbuilding including extensions and alterations to same for use as a dwellinghouse and ancillary storage, installation of a
