Kenmare is a small market town in south county Kerry. The 2016 Census of Ireland records its population at 2,376. It lies on the famous Ring of Kerry, between Caherdaniel and Killarney and as such enjoys a large tourist trade, particularly in Summer months. It is situated 32 km south-west of Killarney and 25 km north of Glengarriff on the N71. There is a daily bus service to Killarney and also to Cork via Clonakilty during the Summer period. The nearest airport is at Farranfore 50 km to the north east, while the nearest rail station is in Killarney.

The subject property is located c. 1 km south of Kenmare town centre and on the south side of Kenmare Bay. It fronts on to the bay, and is to the east side of the N71 from which it is accessed. The surrounding area is for the most part residential in nature to include private housing, Bed & Breakfasts and holiday home schemes. The renowned Sheen Falls Lodge is within 1 km to the east.

The property comprises a disused hotel on a site of approximately 2.07 Ha. (5.12 acres) on the south side of Kenmare. The existing buildings comprise an original two storey residence with single storey additions to the north and east and a three storey wing to the west forming a detached hotel. There are surfaced parking areas to the north and south of the hotel and a spacious green area between the hotel structure and foreshore of Kenmare Bay. We understand that the hotel ceased trading in 2005 and has been vacant since then.

PLANNING PERMISSION
Planning permission was obtained in 2008 for redevelopment of the entire site to include demolition of existing structures and construction of a boutique lifestyle hotel and suites. In 2013 this planning permission was extended for a further three years under Planning Reference Number 07/92881.
